  • The BOD has received numerous calls about intimidating and confrontational “door to door solicitors”. Based on reports so far, it is very likely that they are not legitimate sales folks, but are attempting to either gain home access or collect credit cards or other identifying information. The BOD recommends not opening your door to any unknown individuals and to please report any suspicious activity to the sarasota police.

  • 1. When are BOD meetings?

    BOD meetings are currently held the first Monday of every month via Google Meets.  Please contact OneSource at https://www.onesourcemgmt.com/contact-us for the login information, which does not change month to month.

  • 2. Where can Owners/Tenant/Residents park outside of moving in/out?

    See Declaration at sec. 14.7 for guidance, including, without limitation:


    In their garage;


    In their driveway with 3 wheels on the driveway.


    NEVER in the streets or common areas.


    Owner/residents may park in the guest parking for less than 3 hours a day - intended to be for occasional use only.


    Guests may park in guest parking; however, with limited spaces for 40 units, the expectation is that owners will utilize their garage and driveway first for guests, especially for multiple guests or those visiting for longer than a few days.


    NEVER blocking fire access or anyone else’s ability to use their driveway.

  • 5. Elevator Information

    We just had our elevator inspected and learned a few things that might be useful: 


    • Our elevators were custom-made by SouthEast Elevator, Inc. (SEI) for our builder, Jebco. Unlike models from PVE or other companies, these elevators utilize standard cable-operated commercial/residential parts, but boast mechanical components sourced from larger elevators.

    • Remarkably, these elevators are capable of lifting up to 950 pounds, although it's unlikely we'll ever come close to reaching that limit. Nevertheless, it's reassuring to know we won't encounter capacity issues.

    • SEI stocks all the necessary replacement parts for our elevators, making repairs readily accessible should the need arise.

    • In case of a stuck door emergency, there's a discreet emergency door unlock feature accessible via a small 1/4" hole in the box touched by the door tab on each floor. By inserting a blunt object and gently manipulating it, the latch can be released to open the door.

    • Located at the top of the unit is an access panel, primarily intended for manually cranking the elevator if it becomes stuck. While this is a rarely utilized feature given its location, there are simpler methods for evacuating passengers in such situations.

    • The recommended course of action for individuals stuck in the elevator is to contact the fire department and SEI directly. However, if immediate action is necessary, turning off the power at the breakers and removing the vertical support on the side allows for escape through the plexiglass panel, which can be easily replaced if damaged.

    • It's important to note that when contacting SEI, the call may initially route to their parent company on the East side of the state. To ensure efficient service and expertise, it's imperative to request assistance from the local SEI team in Sarasota for inspections or maintenance work. Our experience highlights the necessity of engaging the local team, as our initial inspector from the parent company lacked familiarity with our specific elevator units, resulting in delays and inefficiencies.
  • 6. Can I run a business from my home in The Q?

    No trade or business may be conducted in or from a home in the Q except with very limited exceptions, such as remote office work from home.  See Declaration at sec. 14.6.  Under no circumstances may owners or residents advertise or otherwise identify any home in The Q as associated with any business or engage in business activities that involve persons who are not residents at The Q coming onto the property of The Q.  

  • 7. Who is responsible for inspections of the interior fire suppression/sprinkler system in my unit?

    The owner is solely responsible for all inspections (currently required annually with a more comprehensive inspection every 5 years).   The HOA will have the exterior common backflows inspected as required, so they should be excluded from any individual home’s inspection.
